Domain is an amazing and lively neighborhood in North Austin. Staying at Griffis at Domain has been a great experience. The community is very friendly. The leasing and maintenance staff are very professional - communicative & attentive. Ariana & Shayla are very reliable, enthusiastic, friendly, and helpful. They will always greet you with their lovely smiles. And you can always enjoy a cup of coffee whenever you visit the leasing office. 🙂

Living at Griffis has been fantastic so far. When we had a maintenance issue, Derrick provided excellent service. He was professional and took the time to explain what caused the issue before fixing it efficiently. Really appreciated his polite demeanor and clear communication throughout the repair. Would definitely recommend him and the whole maintenance team - they're one of the reasons why living here has been such a great experience!

I recently moved into Griffis at the Domain, and I couldn’t be happier with my experience! The move-in process was seamless, and the apartment itself is modern, clean, and thoughtfully designed.

Loving living here at Griffis! Management and maintenance are so great. The leasing office (specifically Ariana) was super quick and detail oriented with the move in process, everything she originally said was accurate and honored. I thought about moving closer to work but chose to resign with Griffis because it’s been the best experience I’ve had anywhere. Any time I have a maintenance request it’s typically handled within a day. Everything in the common spaces has been renovated, which is nice, especially the deck and the pools. I really love being able to walk to the grocery store or go get food/coffee right downstairs. Super safe and beautiful area. ?

I’m writing this review as someone who has complained to the office many times about various issues. Many of which have never been taken seriously so I thought I’d let people know what they’d be getting themselves into if they decide to live here, now that I know the office isn’t going to actually do anything to help with these issues.
1. The office recently switched to keyless entry. You now have to use your phone to get into your apartment (in a hallway you have absolutely no service in and using an app that does not work 90% of the time). I have been locked out of my unit on SEVERAL occasions. The only other option is to PURCHASE a $75 non-refundable fob. The office is more than aware of this being an ongoing issue and has done nothing to make the situation better for residents. The app/system that you use to get inside the building will also just stop working so I’ve been locked out of the building as well. The doors will just blink red and neither your fob or your phone will let you inside the building until the system resets (once it took over 15 minutes for me to be able to get inside). Upon telling this to the office and sending video evidence of what went on, their only response was to “make sure all my permissions were turned on in the app” and when I showed them that this was clearly not the issue, the said they didn’t know why that was occurring. Nothing was done about it either because it happened multiple times after this.
2. Parking is a HUGE issue. There are not enough spaces for all the cars who park here. You pay monthly to park and most times if I come home past 5 PM I am forced to park either 3 floors above where I live or outside of the parking garage on the street, which defeats the whole point of me PAYING MONTHLY to be able to park within the garage. Even knowing about this issue, the office has just made this issue even worse by taking up 8 parking spaces within the garage for EV chargers and there aren’t even that many electric vehicles in our garage. The parking situation noticeably got worse after this.
3. Everything is constantly broken. The elevator is broken every other week- twice in the last week alone. It’s broken as I’m writing this. Gym equipment breaks and takes months to get fixed. I haven’t been able to access the dog wash room because my fob to get in just won’t let me in (the office informed me that they’re aware of this issue but the people who came to take a look at it have no clue what is wrong with it so it isn’t being fixed) so it’s been over a month of me not being able to use that amenity.
4. Units are being upgraded without any notice to those around. I was woken up at 8 AM on my day off by banging on the wall in the unit next door and the next day they were tearing up flooring and banging on walls all the way until 8 PM.
5. The stairwells smell of cigarette smoke and trash. Cockroaches have started appearing more around the building and in the hallways. There is constantly trash left in the hallways.
6. They’re upgrading units so they’re actively pushing people out with INSANE lease renewals. My neighbor had lived here for 5 years and they wanted $2100 on her renewal for a 1 bedroom that was not upgraded in the slightest that she was currently paying $1600 for. Another neighbors jumped from $2000 to $2500.
7. My bathtub was poorly plastered and started peeling 2 months into me living here AND they painted over MOLD and my only option is to pay for a hotel for my dogs and I for 2 days while they re-do my tub & I would still have to pay rent for the 2 days I’m unable to be in my unit as well (apparently this is a common problem here too).
8. I knew the person who lived in my unit before me and they charged him HUNDREDS for “cleaning” after he moved. The day I moved in, I walked into my unit and they were just then starting to clean it. I had to leave for an hour and when I came back, it was the worst cleaning job I had ever seen. I spent hours actually cleaning the unit. I seriously can’t wait to leave this place.
