I lived here from 2023 to 2024. Great apartment building. Gym could be better. Nice pool, nice space. Very much enjoyed living in this community. Domain center is 20 min walking so convenient access. Easy access to highways. Would recommend.

I am absolutely livid with my experience at Esperanza Domain. I recently had my car towed from the guest parking area, which is beyond unacceptable. I was parked in a clearly marked guest spot, and there were no visible signs or warnings that suggested otherwise. The new management is HORRIBLE, specially Sarah who is beyond rude and noncooperative!!!

The lack of clear communication and poor management in this complex is astounding. Not only did this cost me a significant amount of money and time to retrieve my vehicle, but it also left a lasting negative impression. I feel like this apartment complex is more interested in profiting off towing fees than providing a safe and welcoming environment for its residents and their guests.

I cannot recommend this place to anyone. If you’re considering living here, think twice.

I did not renew my lease here after several years of residency. My renewal demanded that I pay even more monthly even though my exact floor plan is advertised to the public for less than what I was paying in my existing lease. If I had signed my offer, I’d be paying nearly $350 more per month than what is offered to new residents now for a far worse living experience.

My rating is a reflection of the new manager specifically. Steffany’s policies are very poor. She opted to make significant changes to operations here that do not reflect the residential experience of a “luxury” apartment community. The most significant has been near blatant disregard for maintenance. Previously, requests were actioned quickly and Angel would follow-up with you. That is gone.

I had a maintenance request since June for HVAC repair that still had not been addressed in October. This entire building has all closed hallways. Almost every single hallway HVAC system has been allowed to go into complete disrepair. The hallways are hot, the carpets are stained with pet urine/dropped food, and as a result, they smell horrendous. Under Angel, the parking garage was power washed, carpets cleaned, and trash rooms cleared. Angel proactively worked to make sure that hallway HVACs and every tankless water heater was serviced regularly to make sure residents never experienced any disruption with AC or hot water. He used his budget to convert a terrace to a cozy outdoor seating area with a fire pit. That is excellence that you, without a doubt, do NOT see here today. Anywhere that Steffany has found to cut costs, she has. Today trash cans are left overflowing and equipment is in disrepair. I’ve watched a water leak in a vacant unit down the hall spread to rot the baseboard, wall, and cause the carpet to peel. Not one person seems to care.

Part of my frustration is from living here when things were so great. After the manager change, I waited a week for maintenance to change the lock battery on my front door. Would maintenance come in a day, a week, a month? It was anyone’s guess. Dysfunctional smoke alarms used to be fixed without a second thought. Now you are “nickel-and-dimed” for everything that you need. I was informed that items like smoke alarm batteries have always been the responsibility of residents, but management actually updated their policy documents inconspicuously earlier this year. The policy documents I received at move-in are not the same as what is distributed today. This was proven when I asked the office to point me to where I could find the type of battery needed in their documentation and nobody could. If your policies change when management changes, you need to communicate those to residents transparently.

While living here, I had tenants in the units above me clog our pipes with non-flushable wipes. This resulted in human waste coming up through the toilet and flooding my bathroom. This issue alone took close to a month to get resolved, but honestly, I could deal with the unpredictable disasters. The new manager though was the last straw. Her way of “taking care of the way you live” is by increasing prices while continuing to make living here worse.

The cherry on top was when the leasing office gave two different random people touring the community a fob to unlock my apartment door while I was still a resident — with all of my belongings inside, without providing me any notice, and well before my lease end date. I don’t know how to react to the sheer negligence and incompetence of the management here.

How little respect do you have for your tenants to put their personal security and belongings at risk so carelessly? The manager couldn’t even be bothered to provide me with an apology.

Folks, if you are paying so much of your hard-earned money for a luxury living experience, you deserve to get your money’s worth. There are many better properties with better pricing and competent management all around the Domain. Please do yourself a favor and avoid residing here until there is a new manager available.

I lived in different apartments in Austin, and staying here is by far the most comfortable. A big part of that is thanks to the team at the front desk, especially Carah and Monique. They genuinely understood my needs and went out of their way to address any issues I encountered. Their kindness and attentiveness made all the difference in creating a comfortable living environment.

Highly recommend!

These apartments are very well taken care of, the installations are great and maintenance requests are attended almost immediately. They have a great pool and frequent activities for renters. Also, the location is ideal just a block away from The Domain and with access to major avenues.

"Considerations for Potential Residents at Esperanza Domain, Austin"

As a resident of Esperanza Domain in Austin, I wanted to share my experiences to assist those considering this complex. While the location and amenities are attractive, there are some notable concerns:

1. Persistent Trash Smell: The common areas often have a noticeable odor from trash. This could be addressed with more frequent cleaning and a better waste management system.

2. Frequent Fire Alarms: Regularly occurring fire alarms raise safety concerns. Clarification on their cause and ensuring proper maintenance of the alarm system would be reassuring.

3. Elevator Cleanliness: There is often an unpleasant smell of dog urine in the elevators. More diligent cleaning and enforcing pet policies could improve this situation.

4. Malfunctions in Elevators and Garage Door: These frequent issues not only cause inconvenience but also safety concerns. Prompt and regular maintenance is needed.

5. High Rent Comparison: The rent is about $500 higher than other local apartments. Given the issues outlined, this pricing may warrant reconsideration.

I hope this review helps potential residents make an informed decision. While the complex has potential, these issues are significant factors to consider.

Best,
Sheeru

As someone who’s lived here for the last 2+ years, I’ve seen it all with different types of management teams. Today, I was shocked to see that as residents we needed to have the parking permit sticker on our cars (totally my fault). Carah was super helpful in helping me add the sticker to my car. Overall, I’ve had a super pleasant experience living at Esperanza Domain!

We have lived in this community for 2 years, it was a good community when we moved in, however as the management change over time, the situation is getting more and more worse. Hallway locks breaking down for weeks without repair, motorcycles being stolen in garage, rude management team that would throw your trash to block your door if you don’t put the trash in their favored way. We loved here but have to leave, wish people considering moving here be aware of the good reviews, they were for previous management teams, not the current one (they have been changing management team every few months due to people leaving).
